You might think the housing market goes up in 2025 but it doesn't' | Outlook on Charlotte real estate following 2024 election
Author: Jane Monreal Published: 10:53 PM EST November 15, 2024 Updated: 11:28 PM EST November 15, 2024 CHARLOTTE, N.C. — Analysts have stated another cut in the federal interest rate is not lowering mortgage rates and it's having an impact on the housing market. David Hoffman of Hoffman Realty in Charlotte told WCNC Charlotte he believes the economy is going to keep moving in the right direction, but inflation is still high. That's going to limit how much movement we'll see in the housing market. "From 2017 through 2020 inflation was under 2%," Hoffman said. "Then over the last three-and-a-half, four years, it was almost 6% on average." He said although inflation is coming down, about 2.4% in September, the U.S. still has a ways to go to get back to pre-2020 levels. Hoffman said 2.1% is the sweet spot, but it's difficult to get there. "We have to overcorrect and almost have stagnation, maybe even deflation, to get back to normal," Hoffman said. "What that means for the housing market is until inflation goes back to normal, bonds are not attractive. And until bonds become attractive again, mortgage rates won't come down." He said that's bad news in the short run for prospective homebuyers. "So as long as inflation is above where it needs to be and prices are too high, mortgage rates are gonna stay high," Hoffman warned. "And so that's the bad news in the short run. But the good news is, there's a lot of demand. The good news is the stock market went up 6% in the last week." He said that points to consumer confidence building. "There's a lot of demand that's been pent up," Hoffman said. "Prices starting to come down, probably not low enough, but more and more people are getting off the fence. And so in 2025, I see homes that need work, going lower and lower. And I see homes that are in great condition with low inventory going up." Hoffman said mortgage rates will remain high which isn't likely until late next year, with homebuyers in the $200,000 to 400,000 range feeling the sting of higher rates the most. Still, the Charlotte real estate agent said he expects to see prices coming down because high supply is pushing down demand. "They're like, OK, I'm giving up a 2.75% rate for a 6.5% rate, but the $600,000 on our home is now $550,000," Hoffman explained. "So they're getting a little bit of relief in the lower prices." While the real estate market in the Charlotte area remains competitive, Hoffman said buying or selling a home also depends on your timing. "I think that if you're looking to move in the next two to three years, I would do something," he said. "Now if you're going to be in your home for at least three years, you can wait. But if you want to wait another one or two years, the challenge will be that when you wait for rates to come down, it's because prices have come down. So if you have a home to sell, you don't want to hold on to that and lose your equity just waiting for rates to come down." Watch the Full Interview

WCNC Major real estate practice changes go into effect in two days
Author: Jane Monreal Published: 3:03 PM EDT August 15, 2024 Updated: 7:43 PM EDT August 15, 2024 CHARLOTTE, N.C. — It's been decades since Americans have had to face changes in the way they buy and sell property, according to the National Association of Realtors. The first change deals with the seller and real estate professional, Kevin Sears, president of the National Association of Realtors, told WCNC Charlotte's Jane Monreal. "We will no longer be able to make a unilateral offer of compensation on the multiple listing service, the MLS," Sears said. Sears said that means the seller is still in control. Regarding the seller's agent or realtor, Sears explained, "They are allowed to offer cooperating compensation to the buyer rep, and so now what we need to do, is just navigate through those changes and figure out how we will be able to communicate any offers of compensation that will be made." Home buyers will be most impacted by the second change, he said. "For the buying consumer, the biggest change is that they will be needing to enter into a written agreement with their real estate professional, with their agent, their broker, their realtor," Sears said. "And this agreement will need to clearly articulate the services that will be provided by the professional and the fee that they will be looking to get paid." If the seller is not offering cooperating compensation, the buyer would then have to pay out of pocket for professional services provided. "What we had done, up until this point, is the listing broker would get paid a commission from the seller upon a closed transaction, and then would split that commission with the buyer's broker," Sears said. "And so now, since it's going to be off the MLS, it's just going to be a little different, and we might see the selling consumer paying directly the buyer's broker, but it's all going to be predicated on what happens in the local market and how the consumers and the real estate professionals want that to look." The good news for buyers in the Charlotte area, according to local realtor David Hoffman, of David Hoffman Realty, is it's about to be a buyer's market. "They kind of held off until late spring, because rates are so high," Hoffman said. But with the economy slowing and inflation coming back down, the rate is starting to drop, which has gotten buyers off the fence, he said. "So, you've got supply picking up and rates starting to drop," he added. He said the supply of homes on the market increasing every month, is going to push down demand. "So for buyers, if a buyer can wait, because they need the lower rate, then maybe they should a few more months, maybe even the next year," Hoffman said. "But if they find the right home for their family, and they can afford it, prices have already fallen," adding, "I expect this fall or winter, for supply to go up, will push down demand and you'll see better and better deals." As for sellers, Sears said they are more likely to act quicker following the stock market's recent drop. Hoffman explained, "If it's all ready to sell then you do now for many reasons. One, prices are going to fall. So, they should sell now before comes down more. But secondly, they need to sell now, so they can get the next home. And they don't get stuck waiting." When it comes to the upcoming changes in the real estate industry, the Charlotte realtor said buyers and sellers won't immediately see much of a difference in the fees they pay, although the process might sound different. "That is more impactful in a strong market than a weak one. And you're going to have some sellers that are wondering if they have to pay commission on both sides and they don't have to," Hoffman said. "And so most sellers are still seemingly wanting to work with buyer's agents. But there is going to be occasional buyers, they're going to have to pay the commission or build it into the price." The good news is, it's always been built into the price historically, Hoffman said. "And so if this was a really hot market, like two, three years ago, I could see a lot more sellers saying, 'I don't want to work with a buyer's agent', and the buyer would either have to pay the commission sales, or the listing agent would do both sides and dual agency," he said, adding, "But as the market slows, I see the traditional models coming out where both sides are represented."

More Charlotte homes on the market despite interest rates
CHARLOTTE, N.C. — If you've been waiting on the sidelines of the housing market, your day is soon coming, according to realtor David Hoffman with David Hoffman Real Estate "We're gonna see inventory pick-up as we go into the fall and then winter. We're going to see prices fall," Hoffman said. Charlotte housing inventory is at a five-year high, increasing from the lows of the pandemic and initial reaction to higher interest rates. Right now, Hoffman describes the market as some hybrid between a buyers and sellers market. Immaculate homes in the right neighborhood can get over-asking prices. Fixer-uppers are less desirable. "If the home needs any work whatsoever, or if there's any competition, the buyer has no appetite for sweat equity, because rates are so high. And the buyer loves options. And so they do nothing," he said. But as interest rates come down, as they're expect to this fall, more inventory will come on the market. "I think we're moving towards a buyers market. For decades, the National Association of Realtors (NAR) has required brokers to provide an offer of compensation to buyers agent up front. That usually comes to about 6%, split between the sellers and buyers agents. Some are saying the association is responsible for making that 6% commission rate standard. A $418 million settlement is about to change the game when it comes to commission for real estate agents. Sellers would no longer have to make a compensation proposal to prospective buyers and their agents. Some are saying that so-called standard 6% commission set by the NAR will go away -- but has it always been 6%? The WCNC Charlotte Verify team looked into it. THE QUESTION Does the NAR set commission rates? THE ANSWER No, the NAR does not set these commission rates. They have always been negotiable. THE SOURCES David Hoffman, CEO of David Hoffman Realty The National Association of Realtors WHAT WE FOUND "The NAR does not set commissions, and they are negotiable," the NAR said in a statement. "The rule that has been the subject of litigation requires only listing brokers to communicate an offer of compensation. That offer can be any amount, including zero." By Charlotte Stories 3/20 The recent settlement of $418 million by the National Association of Realtors (NAR) in an antitrust lawsuit has raised questions about its impact on real estate commissions and, consequently, home prices here in Charlotte. The lawsuit accused NAR of keeping realtor commissions artificially high, affecting the overall cost of homes for sellers, which could also indirectly inflate home prices. Traditionally, home sellers have been responsible for commissions on both sides, usually around 6% of the sale price, shared between the seller’s agent and the buyer’s agent. With the median home sale price in Charlotte last month standing at $425K, according to Realtor.com, the total commission for the average Charlotte seller would amount to $25,500. Real estate professionals are divided on the settlement’s impact. Some believe it could lead to higher commission fees for buyers, or cause them to use the seller’s agent or no agent at all. Additionally, forced changes to the Multiple Listing Service (MLS) rules could prevent listings from indicating the commission an agent would earn, further complicating the payment structure and transparency. Other industry professionals, however, think the settlement could bring positive change. David Hoffman, founder of David Hoffman Realty and author of Relationship Over Rules, sees a potential win-win for both clients and agents. “Once the dust settles (right now, there is a lot of hyperbola and conjecture being stated), I actually like the concept,” said Hoffman. “I believe that once all parties; sellers, listing agents, buyers, and buyers agents understand the new rules, the two main changes will be that sellers will feel more in control over their bottom line, as they should be as one of the main decision-makers, regarding who they want to compensate and work with, and, buyers agents will need to best articulate their value and quickly.” In terms of how the settlement might affect the Charlotte housing market, Hoffman thinks there may only be a slight decrease in demand. “For the small fraction of sellers who don’t want to compensate a buyers agent, demand may drop slightly, due to less buyers looking at that property,” Hoffman said. “This may affect the odds of a bidding war, or even an offer, increasing days on market, and leading to price reductions, but, I only see this happening 10% of the time, as even fsbo’s almost always offer compensation to a co-broker.” The NAR’s $418 million settlement highlights the evolving dynamics of real estate transactions and the potential for increased transparency and fairness in agent commissions. A historic building in Charlotte that was once a church has been officially redeveloped into townhomes. After years of planning and construction, units at The Arches, located in Wesley Heights, are now open and available with some familiar touches from the former church, which stood in the neighborhood for decades. CHURCH TRANSFORMED INTO CONDOS Though the condos are new, the building’s history goes back nearly one hundred years. The iconic Romanesque Revivalist style church was designed in 1927 and was later home to Greater Bethel African Methodist Episcopal Church, formerly known as Wesley Heights Methodist Episcopal Church. But in 2019, the property was sold and the development of The Arches began. The Arches has 14 total units within two buildings ranging from $500,000 to $675,000. Some are in a new building built last year, but most are in the old church building, with pieces of the sanctuary included in the designs. “The builders kept and preserved the historic integrity of the building and the location. Lower interest rates, continued growth keeps Charlotte's real estate market hot in 2024
CHARLOTTE, N.C. — With interest rates backing off in the last few months, David Hoffman from Hoffman Realty said more people will be interested in buying a home in the Queen City. "The buyers are still here," Hoffman said. "The number of people moving here continues to grow. It's still a very popular market. Interest rates have started to come down." Hoffman said interest rates went from about 7.5% to around 6.75% which has helped prospective buyers get off the fence. That also means demand could pick up sooner rather than later. "There's a lot of buyers that would have waited until March or April," Hoffman said. "They're starting to pull the trigger now, if the home is flawless if the home is priced right." Hoffman added that If a home is not flawless, opportunities can still be had with a little sweat equity. Homebuyers can save some cash if they don't mind making some upgrades to a property. "What we're gonna have in 2024 is two different things," Hoffman said. "You're gonna have the homes that are in great shape and selling fast, and sometimes even in bidding wars. And the homes that need work are just going to keep going down, down down. That opens the buyer pool up some, but they're still not going to pay a premium if it needs work." On the seller's side, Hoffman recommends that sellers not put their homes on the market unless the home is already turnkey. "I'm going to encourage sellers regardless if they're ready now or if they want to wait, I would encourage them to watch their neighbors," Hoffman said. "If their neighbor goes on the market, to hold off. Less competition will make the home sell faster."

Charlotte is no longer in the top 10 real estate markets to watch in 2024
CHARLOTTE, N.C. — For years, the real estate market in Charlotte has been hot. However, according to a list put together by the Urban Land Institute and solutions firm Pricewaterhouse Coopers, Charlotte was knocked out of the top 10 real estate markets to watch in 2024. The recently released list, in its 45th year, consisted of almost 2,000 interviews and surveys from experts including real estate firms and homebuilders. When looking at top real estate markets to watch, Charlotte dropped to number 13, down from number 10 last year. The Queen City has been falling for the past four years. It was number 6 in 2021 and number 5 in 2020. Charlotte realtor David Hoffman of David Hoffman Realty said despite the dip in rankings, real estate in the Charlotte-Metro is still very attractive. "The cost of living is not as low as it used to be," Hoffman said. "We still have a very diverse workforce, a warm climate, it's very business friendly." The realtor pointed out, however, Charlotte is not as inexpensive as it used to be. "Last but not least, now we're competing with bigger markets," Hoffman explained. "Charlotte used to compete with mid-major markets. Some of the smaller MSAs [metropolitan statistical areas] are in the top 50. Now we're competing with Austin, Texas. Now we're competing with Chicago." Hoffman said another reason for the decline is that the secret is already out. "A lot of buyers already bought here, the cost of living is higher than it's ever been in Charlotte. And so still very attractive, like you said, 13 is still very good. But it's just not as many buyers as there used to be." Hoffman added that remote working also has to do with the slip. With people from up north or out west still able to keep their jobs, there's more competition for a place in the top 10. Hoffman said, "It's still one of the more popular places to live. But you've just got to get people here to see the warm climate in the fall and winter and see the four seasons. There's lots of job opportunities. But again, with the remote living, you can live anywhere."

More homebuyers are paying for new home with cash. Here's why

There are a number of reasons why people are choosing to pay for their new home in cash. David Hoffman of Hoffman Realty in south Charlotte said the obvious one is because interest rates are at a 25-year high. "If a rate is 8%, why would you want to borrow at 8?" Hoffman asked. "You can't make that money anywhere right now, not even in the stock market. That's why more people are putting money down and paying cash if they can." Hoffman explained during the pandemic, many businesses shut down and employees lost their jobs because of struggling businesses. However, others also created a lot of wealth, with many selling their homes at top value or getting out of the stock market at the right time. "Between stocks and real estate, you saw a lot of people put hundreds of thousands and millions of dollars in the bank," Hoffman said. "And their net worth went up tenfold." Lifestyle changes also played a part. "Now they're thinking, 'I don't need as big of a home but I still want my home -- I don't need the big backyard or extra rooms for the office because I'm now back at the office,'" Hoffman said. "'But I want my forever home and I'll pay cash because I sold my house at the peak and sold my stocks at the peak.'" The Charlotte realtor added one of the advantages of a cash purchase is having more buying power. "That $500,000 home a year ago, was trading for $550[K] to $600[K]," Hoffman said. "Now it's trading for $450[K] to $475[K]. So yes, while rates are high at the moment, that will soon change in the next year or so ... But prices are at a 4-year low. Inventory is picking up, so you have more competition for the seller but more inventory for the buyer. But you're also not going to have all of the bidding wars." Hoffman said if someone is looking to buy now and have the cash to put down, he recommended finding out what matters most to the seller to price down to the seller's bottom line.

Study finds North Carolina has 10th highest home price and wage growth disparity

Analysts found wages increased in the Tar Heel state by almost 25%, but housing prices went up by over 47%. Their findings specific to North Carolina also included a housing price increase of $100,000 with wages up by only $12,500. David Hoffman, of Hoffman Realty, said it's no surprise that housing prices continue to increase in North Carolina. "North Carolina is a wonderful place to live, to raise a family, to work, to start a business. And I think the secret is out," Hoffman said. The Charlotte realtor talked to WCNC Charlotte's Jane Monreal about the numbers and explained there are many reasons for this. "A lot of people are moving to Florida then coming halfway back," Hoffman said. "The ones that are coming back, or halfway back, retiring. They're empty-nesters. They don't need the high-paying jobs." The realtor added that the gap is also skewed with homebuyers who don't necessarily work in the state. "They're keeping their high-paying jobs north and then moving down here and they're buying a more expensive home," Hoffman explained. He said he believes people used to move to the Carolinas for the job and cost of living. Now, he said, they're moving for a change in lifestyle. "Actually, I'm pretty encouraged, because when I saw how close the wage increase was in North Carolina versus the nation, we're within one percentage point of the average, but we're one of the more popular states," Hoffman said. "So if you think about it, we've actually grown one percent above the average and we're one of the top five most popular states to move to." MyEListing came up with its findings from data between 2018 and 2022, a timeframe that includes the pandemic. Hoffman said during that time, people were seeking more space for a reasonable price compared to where they lived. "But since the pandemic has ended, I've seen people move down here in droves but they're keeping their jobs in the North."

Living single: How much more it costs to live in Charlotte without a roommate
Verify on WCNC CHARLOTTE, N.C. — Just like the cost of everything else, these days, the cost of rent is climbing. If you're single and paying rent to live alone, one study shows that you could be paying way more than people who share a space. A Zillow Study shows Charlotte is 18th on the list of places where singles pay more in rent. WHAT WE FOUND The Zillow study found that on average, solo renters are paying nearly $7,000 more in rent each year than couples. In Charlotte, it's a little worse, with solo renters paying an average of $7,915 more annually. "When you're single, you only have one income, and their buying power is less, and you go the rental route, but then, ironically enough, the rental payment is often more than the mortgage payment," Hoffman said. According to RentCafe, the average rent for a 944-square-foot apartment is $1,667. However, they found more people in Charlotte own their homes. "It has to be a short-term thing like I paid a premium to move to Charlotte, but as soon as I'm able, moving towards an asset class stocks, home, precious metals, whatever it is that builds wealth," Hoffman said. The top city with the highest price to pay if you're a single renter, New York, with a whopping $19,000 premium to live alone.
